Picking a floor comes down to three simple questions. How is the room used? How wet does it get? And how long do you plan to stay? Answer those three and the right choice is usually clear. Here is how each option works in a Maryland home.
Solid oak is the classic pick for living rooms, dining rooms, halls and bedrooms. It looks warm, it takes stain well, and it adds real value at resale. Best of all, you can sand and refinish it many times. That is why so many old homes in downtown Annapolis still have their first oak floors. Keep solid wood out of damp spots like basements.
Engineered planks have a real wood top layer over a stable core. They handle damp air far better than solid wood. That makes them a smart pick near the Severn and South rivers, in dry basements, and in homes built on a concrete slab. You still walk on real wood, and most floors can be refinished at least once.
LVP is fully waterproof. It shrugs off spills, dog nails and dropped toys, and it goes down fast with little mess. That makes it the top pet-friendly flooring choice and a natural fit for kitchen flooring, bathroom flooring, mudrooms, laundry rooms and basement flooring. Today's planks have real texture and long, varied boards, so this waterproof flooring looks like wood for a lot less money per square foot.
Laminate sits in the middle. It is tough, easy on the budget, and comes in many looks. It works well in bedrooms, offices and rental homes. Skip it in rooms where water can pool. For dry rooms, it is hard to beat on price.
Is your wood floor dull, scratched or the wrong color, but still solid? Then refinishing is often the best buy. We sand back to bare wood, then add fresh stain and finish. It costs far less than new floors, keeps the character of the old boards, and takes only a few days. We use dust-control sanders and low-odor finishes, so your family can get back to normal fast.
Most homeowners here spend the least on laminate, a bit more on LVP, and the most on solid or engineered wood. Prep work also affects the price. Old glue, uneven subfloors and stair work all add time. A typical room takes one to two days to install. A whole first floor often takes three to five days. A refinish job runs about three to four days, including dry time.
Good prep is what makes a floor last. We flatten the subfloor, let the wood adjust to your home first, check moisture levels, and leave the right gap at the walls. Skip those steps and you get gaps, squeaks and cupped boards within a year or two.

Homes near the water deal with damp, salty air all summer. Doors swell, and floors move with the seasons. That is why we check moisture in both the subfloor and the wood before we start. In older homes around Eastport, West Annapolis and Murray Hill, we often find pine or narrow oak under carpet. In many cases we can save those boards and bring them back to life. In newer homes in Crofton, Gambrills and Piney Orchard, wide engineered planks or waterproof LVP are usually the better fit.
New floors are easy to keep nice. Sweep or vacuum often so grit does not scratch the finish. Use a damp mop and a cleaner made for your floor type, never a wet mop or steam. Put felt pads under chair and table legs. Add mats at every door that leads outside. Try to keep indoor humidity between 35 and 55 percent all year. Do that, and a good wood floor will look great for decades before it needs another coat.
